房屋場地租賃合同範本大綱

租期為個月，從年日起至年月日。

承租方有下列情形之一的，出租方可終止合同，收回場地：

1、承租方擅自將場地轉租、轉借的;

2、承租方利用承租場地進行非法活動的;

3、承租方拖欠租金累計三個月的;

合同期滿，承租方拒不搬遷的，應向租方賠償由此帶來的損失。

合同期滿，如出租方繼續出租場地，承租方享有優先權。

1、出租方不履行場地維修責任的;

2、出租方無理要求或干擾、妨礙承租方正常經營活動的。

第三條 租金及付款方式

租金為人民幣元，按年(或月)一次(或分次)付清。

第四條 租賃期間場地修繕

修繕場地是出租方的義務。出租方應對期出租的場地及其裝置，每隔個月(或年)認真檢查、修繕一次，以保障承租方場地的和正常使用。

第五條 出租方與承租方的變更

1、如果出租一方將場地所有權轉移給第三方時，租賃合同新的場地所有權人繼續有效。

2、出租方出賣場地，需在三個月前通知承租方，在同等條件下，承租方有優先購買權。

3、隨訪需要與第三從互換場地時，應事先徵得出租方同意。

第六條 違約責任

1、出租方未按時交付場地的，應向承租方支付違約金

2、出租方因未按時(或未按要求)修繕出租場地，給承租方造成人員人身傷害或財產損失的，應負責賠償損失;

3、承租方逾期交付租金的，除應及時如數補交外，還應支付違約金元;

4、承租方違反合同，擅自將承租場地轉給他人使用的，應向出租方支付違約金元，如因此造成場地毀壞的，還應負賠償責任。

第七條 免責條件

1、因不可抗力的原因是導致場地毀損或造成承租方損失的，雙方互不承擔責任。

2、租賃期間發生場地動遷事議，本合同自行終止，租賃雙方不承擔經濟責任。

第八條 爭議的解決方式

本合同在履行中如發生爭議，雙方應協商解決;協商不成時;向人民法院起訴。

第九條 本合同未盡事宜，可由雙方共同協商，作出補充規定，補充規定與本合同具有同等效力。

篇二：
